Overview

With a wide beach frontage this plot of land offers excellent scope for development as a boutique hotel or villa collection on one of the most prized beaches on the Southern Coast.

The land is adjacent to the estuary and in the very centre of Mawella Beach a few hundred yards from the boutique likes of Halcyon Mawella and The Last House.

Flat, with good access, mature vegetation and simple connection to water and electricity it would provide an ideal location for commercial or high-end residential development.

  • Mawella Beach, within a wide sweeping bay a little west of Tangalle, has evolved as one for higher-end development with several smart villas and a smattering of boutique hotels fringing the sand.

    The Western end of the beach feels slightly hidden from the crowds of the coast road by the lagoon and even at the eastern end the coast road runs far enough away from the beach to make it feel secret and secluded.

    With large plots bought up and smart properties built it has a classy feel, though one paired with a nice barefoot and rural charm; it remains very much an active fishing beach and between the boats, cows often wander.

    It is not a surfing beach (in the strictest sense - body-boarding on Mawella can be great fun) and that’s a boon really, keeping it quiet and slowing any beach-shack style changes.

    In the last two years a stone breakwater has been built at the far western end of the bay. Ostensibly to provide easier access to the ocean for the fishermen the breakwater is unpopular in some quarters and there are moves to have it taken away. That, in our mind, is an unlikely outcome but not impossible.

  • Access to the plot is excellent with a paved road leading straight down from the Kudawella/village road.

    Water and electricity would be easily connected - there is a small number of village houses to the eastern side of the plot already connected to municipal supply.

    As above, given a central location on the beach, the width of the plot and the popularity of Mawella Beach, there is ample scope to develop a commercial property here with good economics.

  • Mawella Beach is a little east of the Southern tip of Sri Lanka, with Tangalle its nearest city. The Southern Expressway can be reached in about 15 minutes and total journey times to Colombo and the International Airport are around two and a half hours.

    This stretch of coast is seeing increasing numbers of tourist visitors but remains relatively quiet and calm compared to those further west along the coast and closer to Galle.
