Overview

A supremely cute beach ‘shack’, this was the first designed and built by the current owners on a larger plot with, now, two others (one other also for sale).

This house has no pretensions or frippery but sits quietly and stylishly in a lovely, quite large piece of sandy and shaded land at the far Western end of the gorgeous Mawella Bay close to Tangalle.

Internally, it has four spaces, each of roughly similar size; a kitchen, a sitting room, a bedroom and a bathroom. A terrace wraps around two edges of the square, giving additional dining and covered sitting space.

This cottage is ‘beachfront’ but within the relatively new breakwater on Mawella Beach. The sea is eminently swimmable (more so in fact because of the breakwater) but for beach walks there’s wider sand a minute’s walk the far side of the breakwater.

The ‘shack’ was a renovation from an old fisherman’s cottage. The land offers ample scope to develop further and the current owners have plans in place for one such concept.

  • Mawella is becoming quite a sought-after gem on Sri Lanka’s South Coast. The wide sweeping bay gives good swimming year-round and there’s a growing boutique hospitality scene.

    Partly driven by members of that group, there are moves to protect it from any ill-considered development and maintain its natural, untouched feel.

    Reasonably-sized beachfront plots are hard to come by now in Mawella - this one, nicely-sized and away from much ‘traffic’ in the centre of the beach, provides an increasingly rare option.

  • Mawella is about 10 minutes West of Tangalle, it’s nearest big town, on Sri Lanka’s South Coast. Getting here from Colombo when the current owners bought, was an epic experience but the Southern Expressway makes it doable in just over two hours.

    This stretch offers a different vibe and scene to the more expat-frequented locales around Galle but little hotspots like Hiriketiya are providing unique attraction on the food and drink front.

  • This cottage has been rented by the owners as part of the larger development - three cottages in total - and so there is a small team and system in place to continue that operation quite easily should a buyer wish.

    As said, there is ample space to expand with more rooms and add, perhaps, a swimming pool to markedly lift the rental rate achievable.

  • Furniture is not included within the mentioned Guide Price however the owners will be willing to give drawings (as available) and introductions to all suppliers should new owners wish to replicate.
