Newly up for October
A stylish and immaculately-finished beachfront villa on gorgeous Mawella Bay
This beautifully conceived and really well finished villa is offered for sale for the first time since relatively recent completion in early 2023.
The villa lies at the Western end of sought-after Mawella Beach, directly on the beachfront just inside the breakwater.
Architecturally designed and thought-out to the last detail it’s made up, primarily, of three ‘pavilions’, simply- and symmetrically-shaped. The largest provides the master suite with ensuite bathroom - very beautifully fitted out. A second guest bedroom is just as well equipped though planned, thoughtfully, with visitors a little more in mind.
What else is new…
Best value option
Beachfront land in Ranna (pictured)
66.5 perches (approx. 0.3 acres)
LKR 27m (approx. USD 90,000)
Pricing here may be roughly at market value for the location but relative to beachfront land further West along the coast we see this as very good value, with strong likelihood of increasingly significantly.
Other good value options this month…
We’re not seeing much close to Mawella Beach at less than 1m a perch. Both these plots do better than that on price.
A half acre plot within a short walk of Mawella Beach
95 perches
Guide price - LKR 41m (approx. USD 139,000)
20 perches
Guide price - LKR 15m (approx. USD 50,000)
News and views
AKD does it
The big September news, of course, was the election of Anura Kumara Dissanayake as President.
So far we’ve heard only speculative thoughts on what an NPP-led legislature (which we don’t yet have) might mean for property investors (local and foreign) and nothing really set firm.
What is clear is that the election itself went off smoothly. Initial appointments and statements of intended policy (not looking to renegotiate any IMF agreements, for example) have been met positively so there’s a general mood of cautious optimism.
Samudra Beach Sold - why not visit
The next biggest story was our completion on the sale of Samudra Beach Villa (shown left or above). This gorgeous beach villa has to be one of our favourites in Sri Lanka.
The good news is that new owners are still offering it as a rental property.
You can check availability and make a booking easily on AirBnB. Here’s a link.
Managing the “Quiet Season”
Here’s a link to some notes we put up this month, for villa owners, on strategies for making the “Quiet Season” not so quiet.
