Overview

This extensive plot has to be one of, if the not the, most attractive large beachfront development plots on Sri Lanka’s Southern Coast.

It sits centrally - marginally to the Western end - of Mawella Bay, with a wide sweeping beach that is safe for swimming right throughout the year. Few sites, if any, can offer this land extent with such a wide beach frontage on a safe and sought-after swimmable beach.

The land is cleared and well-maintained but with some mature vegetation that would immediately support landscape development.

The Bay is one increasingly popular with tourists and one for which there is growing and organised support for ecologically and socially-sensitive development. For the right project this site offers potential for a unique and iconic development within Sri Lanka.

  • Mawella Beach has long been known as one of Sri Lanka’s most attractive, the wide sweeping bay protected by a stunning headland at the Western end.

    Its relatively calm and shallow waters provide for beautiful swimming year-round and attract a different crowd to the nearby surf-spots of Hiriketiya and Unakuruwa.

    Relatively large plots have been bought and developed for smart villas and boutique hotels, giving the beach a very different atmosphere to some further West along the coast.

    The construction of a breakwater at the far Western end was conceived to provide calmer waters for fishermen during the monsoon period. Its actual impact has been questioned by some but an upshot has been a concerted and organised movement to protect Mawella from mass and ill-considered development.

    Increasingly in the spotlight, with thoughtful and sensitively conceived hospitality projects, Mawella Bay has the potential to be a world-renowned beach destination.

  • Access - is currently via two points, at the North-Western and South-Eastern corners. The former most likely provides the most suitable access point for commercial development, nearer to the village road that is within a few hundred metres of the main Southern coast road.

    Infrastructure - the land is not currently connected to municipal three-phase electricity or water supplies but connections would be easily made.

  • Mawella is 15 minutes drive west of Tangalle, the nearest major town at the Southern tip of Sri Lanka.

    The extension of the Southern Expressway has brought Colombo and the principal international airport at Katunayake within 2.5 hours drive.

    Currently much under-used, the international airport at Mattala is likely to provide even better access for visitors making for this part of the island.

    Mawella Lagoon, immediately to the north of the site, is an allocated landing location for the Cinnamon Air seaplane service, giving access to central Colombo within 30 minutes.
