Overview
This really is a one-off, a lovingly conceived and well looked after teak-built villa on an elevated former coconut plantation that looks down towards one of the sweetest (therefore aptly named*) beaches on Sri Lanka’s South Coast.
The house was built in 2004 and positioned on the land well away from its borders to best protect against neighbouring development. Not that there’s been a great deal of that. This stretch of coastline, set a little away from the main road, has remained relatively untouched and still just a handful of villas dot the hillside above the beach.
The house itself is simply but elegantly conceived with two large bedrooms (both with ensuite bathrooms) either side of a sitting and dining area that opens to a verandah overlooking the gardens and pool. The kitchen (a more recent addition to the original building) is at the back of the house, reached through a covered walkway.
Built entirely of teak, with the same material floor-to-ceiling on the inside also, the villa has a warmth and welcome unlike any other we’ve seen.
*Seenimodara translates - sort of - as Sugar Beach

An old coconut and cashew plantation, the land is just under an acre and a half, gently sloping and well shaded under the palms of its former crop.
Ample space up above the current house would suit development of additional accommodation or living space with views through the palms back to the ocean. -
These two contrasting but equally attractive beaches have remained happily quite undeveloped over the last twenty years.
Mawella is now seeing some new boutique spots emerging and some renovation of the old village houses that sit between the lagoon and the beach.
Seenimodara, though, is almost as it was 15 years ago - a quintessentially tropical Sri Lankan beach with swaying palms and soft sand.Swimming here is possible right through the year. Neither beach is suited for surfing though waves can be choppy in monsoon periods.

The property, and Seenimodara itself, are about 10 minutes drive West of Tangalle, the nearest large town on this stretch of coast.
You can reach the Southern Experssway in around 15 minutes, bringing Colombo and the International Airport well within the 3 hour mark that seems a cut-off point for some. -
The current owners have rented the villa since completion and have a good stream of loyal, returning guests, equally enamoured of the house and the location.
Various booking channels and requisite systems are in place and new owners could continue or expand that income stream, perhaps optimising with extra rooms, as mentioned above.
